Situated 50 feet from the cliffs, Edgecroft enjoys marvellous views of Swanage Bay and the Isle of Wight beyond. Please note that the last picture is of the beach within walking distance, not a view from the apt. This spacious ground-floor apartment is situated only a few minutes walk down a slope to the private sandy beach at the north end of the bay and five minutes from the start of Ballard Downs, with walks to Studlands and the Old Harry Rocks. A large beach hut is often available if required as an optional extra, complete with deck chairs, picnic table, chairs, barbeque and use of a private sandy beach.

In recent years the Council has spent £2 million pounds building new groins and recharging the beach with fresh sand, ideal for walking, swimming and building sand castles. The beach is now deeper and gently sloping. Edgecroft is situated next door to the Pines Hotel which offers first class evening meals, and low cost bar food of a high standard. A ten minute walk along the Shore Rd or along the beach will bring you into the vibrant family holiday resort of Swanage with its fine pubs, restaurants, shops and galleries. A small grocery store and pubs are within 250 yards of Edgecroft. An optional extra parking space is available on request.

Access Statement For Edgecroft

Introduction
Edgecroft is a spacious, ground floor flat with stunning views of the sea from the three main rooms. The flat sleeps up to nine people in three bedrooms. There is a fitted kitchen, utility room and two bathrooms (one main bathroom and one en suite shower room). A glass conservatory offers a light and airy room looking over the sea, leading to a fenced-in area for sitting out. The house was built of local Purbeck stone in 1904 and is 200 yards walk from the sandy beach. We have tried to provide as much information as possible in this statement. Bookings/enquiries can be made by email, fax, phone or text. The owners are Anne and Alan Rouse, who live nearby.
. Buses come to Swanage from Bournemouth and Poole. The nearest bus stop is about 300 yards away in Ulwell Road, although if you take the bus to the railway station depot there is a taxi rank there.
. The railway station is used by a tourist steam train, which plies to Corfe. The main line train, by SW Trains, from Waterloo to Weymouth, stops at Wareham, our market town, which is a 20-minute drive away. There is a bus or taxi service from Wareham station to Swanage
. The local supermarkets will deliver groceries when you buy a certain amount. The corner shop (200 yards) delivers papers.

We provide a welcome pack of milk, coffee and tea.

Arrival & Car Parking Facilities
. There is one car space in the driveway outside the front door. A second car can be parked on the road. Another off-road space can be made available across the road on request. There are two small steps into the front door, leading to the hall. A side door, leading into the kitchen, has no steps. Although suitable for a wheelchair, the door is only standard width at 72cm.

Entrances
. The front entrance has two steps. One to the front porch has a step 11cm high and the outside door is 82cm wide. There is another step into the hall, which is 9cm high. The main front door is 88cm wide. This leads into a spacious entrance hall, with coat hanging facilities and information table. The reception area leads into the twin bedroom and the bunk-bed room. A passage runs through the flat (82cm wide) and there are two low steps, 12cm each, leading to this. At this level you have access to the rest of the flat. As mentioned above, the side entrance is flat and leads into the utility room and then into the kitchen. At this level you can go into the lounge, the double bedroom and the en suite, with shower, toilet and washbasin.

Kitchen/Dining Room
The kitchen/ dining room is a long room (20ft x 10ft), with a kitchen at the front of the house and dining area at the back. The well-equipped kitchen is fitted with standard height worktops, cupboards and stove (gas hob and electric oven). An inventory list is hung here, together with notices of fire exits. There is a fire blanket over the stove and there are smoke and carbon monoxide alarms. (A fire extinguisher and a second smoke alarm are in the hall.) The combination boiler for the gas central heating is situated here and directions for its use are put in the Welcome Pack. The main fuses are situated in a lower cupboard to the left of the sink. The dining area has an extended polished table with a set of six dining chairs (there is ample room to add extra dining chairs, which are kept in the conservatory).

Lounge and Conservatory
The lounge has two three-seater settees, an armchair and two folding chairs. There is a 22-in TV and DVD player. Some books and DVD’s are provided. There is also a Welcome Pack left here with details of local facilities. All light switches are of a standard height. Double doors lead out of the lounge to the double glazed conservatory, which has opening windows all around. There are two steps down of 13cm each. There is a table and four chairs kept here. This is a nice spot in which to have breakfast as a small group or for relaxing in the evenings, watching the wildlife in the garden and looking out over the bay.

Outside Area
Double doors lead outside to a small sitting-out area and there is an outside step down of 27cm. There is no access to the main garden, which is private, but mainly due to the close proximity of the cliff.

Bedrooms and Bathroom
All bedrooms have pine beds and furniture and beds are of a standard height. The double bedroom also contains a chest of drawers/dressing table, bedside cabinets with standard lamps, a chaise lounge and double built-in wardrobe. A standard door leads into an en suite shower, toilet and washbasin with electric razor socket over. There is a 26cm step into the shower. The twin bedroom has two standard beds, with a chest of drawer/dressing table and double wardrobe. The bunk-bed room contains four standard-sized bunk beds, two with reading lights and with two bedside cabinets. A double wardrobe is situated in the adjacent hall. The main bathroom is situated off the hall, across from the twin-bed room. This contains a standard-sized bath, with electric shower over, a washbasin with electric razor socket over and a wall heater. There is a second small fuse box near the ceiling outside the bathroom.

Laundry/Cleaning
The laundry room is situated off the kitchen. It contains a standard washing machine and drier, with instruction sheet pasted on top. A clotheshorse is also provided. This room also contains an iron and ironing board. The cleaning cupboard is off the hallway next to the bathroom. This contains a vacuum cleaner, brushes and various cleaning materials usually used by the cleaner.

Beach Hut
Although the flat faces the sea, access to the beach is by a rather steep tarmac slope, which leads down just before the Grand Hotel, eight houses to the south. At the bottom there are five steps leading down to the esplanade. Our beach hut is the last one to the left, with green doors and shutters. It has a barbecue, plastic table and chairs, deck chairs and spades. The sandy beach in front is our private beach but crowds spill over onto it in the busy weeks. For those who can’t manage the slope you can go by road to the esplanade at Ocean Bay, where Ulwell Road reaches the sea. Then it is a flat walk along to the beach hut.
