ACCESS STATEMENT
13th August 2010
Introduction
Oddity Cottage is a two-bedroom cottage most of which we believe was built over 300 years ago in the late 17th century (it is Grade II listed). There is an extension to the rear that provides one of two first floor bedrooms and the downstairs kitchen , through which is the only access to the cottage. The extension was built on a higher level than the original cottage, with the result that both the ground and upper floors are on two levels, a difference of about 200mm.
The main approaches to the cottage are on the A351 via Wareham (where there is a mainline railway station) or across the Sandbanks Ferry from Poole or Bournemouth via Swanage. Ferries run three times an hour each way. Ferry information may be obtained from the Bournemouth Swanage Motor Road & Ferry Co. on 01929 450203. Both Swanage and Wareham are a mere 5 miles away. Wareham has links to the national rail network, including a direct service to London.
We hope that this summary will provide you with all the "access" information you need. Our letting agents,Dorset Holiday Cottages will be able to answer anything we have overlooked. Mike and I (Krysia) will from time to time be neighbours of yours in the single-storey stone annexe but whenever possible one of us will be on hand to welcome you to your holiday home and to help in any way that we are able. Pre-Arrival
* Our cottage may be booked through our agents - Dorset Holiday Cottages - by email on enq.@dhcottages.co.uk or please call Leanne or Natalie on 01929 553443.
* The nearest bus stop southbound is opposite the cottage while the Wareham or northbound stop is 50 or so metres to the left of the front gate. Bus times are linked in to train times.
* The nearest mainline station is a little over 5 miles away in Wareham. Buses on the 40 route travel approximately once an hour to the bus stop across the road from the cottage. There are normally taxis on hand to greet trains throughout the day. A red telephone kiosk is handy if you get stranded.
Take the 43 bus route for Swanage (via Kingston).
* The nearest station however is about half a mile away in Corfe Castle. From there it is possible to travel to and from Swanage by steam train or diesel engine.
* Wheelchairs (also electric), other aides and equipment may be rented or acquired from the "Lifewheels Mobility Centre" in Wareham (phone: 01929 552623).
* With adequate notice, we can arrange for the delivery of basic shopping requirements prior to your arrival.
There is however a well-stocked village store and off-licence within a 5 minute walk from the house and a nearby pub (2 minute walk) who will sometimes do hot meals to take away.
Arrival & Car Parking Facilities
* The cottage has a parking area to the side of the property that is accessed via a recessed five bar gate.
Care should be taken with larger vehicles as some drivers may find the width of the entrance slightly challenging! The gravelled parking area has room for up to 4 moderate sized vehicles but we reserve two of these for ourselves when staying in the annexe. Parking at the front of the property is unclear. We therefore encourage parking in our courtyard. Please take care when opening the gate in case there are dogs or young children that may dash into the road.
* The entrance to the cottage is level and luggage may be unloaded within 1 metre of the door if required. The door is 77cms wide. The door opens into the kitchen.
* We suggest that our guests park in the far right hand corner of the courtyard facing the garden. Guests will find that it is easier to reverse out of the courtyard rather than to reverse in. If guests bring more than one car then we would prefer to know in advance so that further parking arrangements may be made if necessary.
Entrance, Kitchen and Ground Floor - General
*As already advised, the single entrance to the kitchen is on the same level as the exterior but immediately upon entering there is, to the right a deep recess doorway that leads to the foot of the stairwell and sitting/dining room. The doorway is no more than 75cms wide and the door as been replaced by a six foot tall wrought iron gate. This is a 21st century "oddity" aimed at keeping muddy-pawed pets, guests and their children from trampling on the carpeted floor beyond the quarry-tiled kitchen. We feel that a person in a wheel-chair would easily negotiate the kitchen area from the exterior but may find the subsequent step down of 20cms to the foot of the stairs and dining/sitting room, a less easy proposition. We feel that either a ramp or assistance is likely to be required. Again advance notice would be helpful to see what can be arranged.
Self-catering Kitchen - ground floor
* The kitchen is connected to dining/sitting room by a doorway of 70 cms depth and 75 cms width followed by a step of 17cm step to the foot of the stairs and dining/sitting room. Kitchen houses the only exit point in the accomodation.
* Quarry Tiled Floor and approximately 7 metres of work-top incorporating stainless steel sink and separately plumbed drainer, both served by single mixer tap. Gas hob with 5 burners let into work surface. 5 Cupboards and one drawer unit below the work top.
* Separate walk-in (former larder) housing gas boiler, ironing board and shelves for saucepans and other extraneous kitchen and household equipment.
* Tall 6'.6" Larder cupboard four deep evenly spaced shelves
* Tall 6' Fridge Freezer below. Evenly spaced shelves
* Tall 6'6" 'Oven unit housing grill fan assisted electric oven. Cupboard above and below
*Three adjacent overhead cupboards housing day to day crockery. Lower and upper shelves only
* Racks (x2) for cooking utensils (ladles, scoops, spatulas etc.)Heights - 1 at 1.8m the other at 1.35m.
* Dishwasher and washing machine housed under worktops.
* Windows for light and air (west-facing). Short stretch across sink and work-top to open
*Wooden Venetian blinds which also involve a short stretch to operate halyards.
* Extractor fan to exterior provides lighting over gas hob.Controls set 1.7 m high.

(6m x4m)
*This undivided room contains a dining table and chairs for six people; two settees that would each seat two adults plus one further single seater armchair; a dresser (housing games; videos; DVD's; table cloths; decorative ornaments); coffee table; further table for TV, radio, DVD and video players etc.;locked upright piano and stool (key available given notice); Wheelchair movement is possible from end to end but for ideal positioning furniture may need to be moved. (The piano should not be moved!)
There is a central clearable space of about 2m x 3m)
* At the far end of the sitting room is an inglenook fireplace that houses a wood burner. The stone floor of the inglenook is raised 5 cms above the level of the sitting room floor. Use of the woodburner is not encouraged during the summer letting period without prior discussion.
Staircase
*There are eleven steps from ground to the first floor. The stairs are not steep and certainly no more than an angle of 45 degrees. The height of each step is 19 cms with a width of 76cms.
* The first floor landing is a short split level corridor running at right angles to the stairwell. The landing is 93 cms wide and on the lower level leads to first the bathroom and then the main bedroom. A step to the left when reaching the top of the stairs takes you to the secondary bedroom in the rear extension.
Bathroom - First Floor (3m x 3m ignoring ingresses and bathroom suite)
*This houses a basin and vanity unit, bath and w.c.. There is an electric shower at one end of the bath with hinged shower screens to keep splashes within the bath. The w.c is in the far corner of the bathroom and there is a narrow point of 45cms between bath and wall before it can be reached. Once there, there is ample space of 0.80m x 1.8 metres square.
*There are no support rails.
Main Bedroom - First Floor (6m x 5m)
*This is a double room with cottage windows two facing broadly east and one facing south.
*The 5' king size bed is 68cms high with clear space of no less than I.5 metres and up to 2.0 metres to each side and to the foot of the bed. The head of the bed is against a wall.
Secondary Bedroom - First Floor (5m x 4m)
*This too is a double room with large (Crittall style) windows facing south and west. The view from the latter can be spectacular and the famous Corfe Castle itself is visible from the west facing window. There are a 3' bunk bed and a 3' single bed in this room leaving unencumbered space of about 2metres by 3 metres.
Ground & Gardens
*Guests have exclusive use of a private patio area to the rear of the kitchen. It is reached from the gravel courtyard through a 5'6" double gates with a width when open of about 2 metres. The base of the patio is small concrete slab but nonetheless flat. The patio is only overlooked by the first floor bedroom and the kitchen. It is an excellent sun-trap.
*From the patio there are 4 rough stone steps leading to the lawn area. This is totally fenced off for the exclusive use of our guests during their stay. This area is roughly 25 metres wide and 30 metres long. Sufficient space to set up for badminton. Beyond the fence at the bottom of the lawn is a private area that we keep for ourselves for leisure and for growing vegetables. We access this area via a fenced path that
runs alongside the southern part of our guests' lawn area. We discourage our guests from using this path as we have dogs that like nothing more than to bark endlessly at intruders to their territory.
Additional Information
* The information folder is produced in size 12 font but this can be increased on request.
* We have made little or no provision for those with mobility or dexterity problems. We are however happy to consider any suggestion that our guests care to make. The cottage is Grade II listed and in a conservation area. As a result it is hard to gain consent for structural changes such as the addition of a second downstairs w.c..
* Mobile phone and often television reception can be poor. At present only 4 of the "Terrestrial" TV channels may be received and none of the digital "free to view" stations. We are currently looking into the possibilities of setting up a satellite dish. We are often much luckier with the weather than the rest of the country but we do sometimes have rainy days when staying in holds the greater appeal. We try to
compensate by providing Videos and DVD's for all tastes and ages.
* There is a "no smoking" policy inside the cottage.

* Greyhound Inn - wonderful gardens overlooking the castle and the steam railway. Good food, dogs welcome.

* Fox Inn - oldest pub with long and interesting garden. Wide choice of food. Pub has glass covered well and oddities!
* Corfe Castle Model Village and Tea Rooms
* Marblers - bistro styled restaurant with a growing reputation for good food.
* Town Hall and Museum - the smallest Town Hall in the country with small but excellent museum (free admission)
* Sportsground behind car park in West Street.
* Post Office - we are lucky to have hung on to ours!
* Information Centre dedicated to the Castle - this is on the way out of the village but walkable. There is a car park.
* Corfe Castle itself - best visited after reading a brief resume of its history. Take binoculars, there are great views.
* Plenty of other cafes and shops to explore including a shop specialising in Enid Blyton memorabilia. Great stuff!
* Swanage Railway Co. - Steam-powered travel either from Corfe or drive a mile to the park & ride terminus at Norden
