Gr/floor shower room. F/Floor bathroom with full suite. Garden, patio area with furniture & BBQ, raised borders and level gravelled area. Central and underfloor heating. Woodburner with free logs. Parking (1). Linen included all bookings (not towels). Travel cot (no linen), push chair and booster seat provided. One pet only.

Mill Cottage dates back to 1750 and retains all its characterful low ceilings, flagstone floors, cottage windows and cosy ambiance, whilst having been tastefully refurbished to provide all modern comforts. The cottage is in a lovely location and has a sunny and private garden. Walk out the front door to buy the morning papers or stroll out onto Wareham Common through to Wareham Forest with miles of footpaths.

Wareham itself is a traditional market town with a picturesque Quay, from where you can hire a rowing boat or take a trip around Poole Harbour. The town has both a Saturday street market and a farmers market, numerous restaurants and shops and its own cinema.

A short drive will take you to many attractions including the National Trusts Corfe Castle, sandy beaches at Arne, Swanage, Studland or Poole, thousands of acres of nature reserves at Hartland, Arne or Stoborough a delight for birdwatchers and nature lovers. The County town of Dorchester is easily accessible as is the larger town of Bournemouth with seven miles of sandy beaches.

Guests should be aware that the access to the parking area is restricted for larger vehicles. The stairs in the cottage are fairly steep.

Access Statement for Mill Cottage,
46 Mill Lane, Wareham, Dorset. BH20 4RB

Introduction and General Information
Mill Cottage dates back to approximately 1750. It is built of brick and stone and has a tiled roof. It is the middle of a terrace of 3 cottages and is one of a pair of old cottages, with a recently constructed cottage to the other side.
The cottage comprises on the ground floor of a lounge, dining kitchen, utility back hall and a shower room. Upstairs there are two bedrooms and a bathroom. The cottage sleeps 4 and has a travel cot for a baby.
Unfortunately the property is not suitable for wheelchairs and/or the very infirm due to difficult steps outside and changes of levels within and a narrow winding staircase.
The cottage has access from the rear parking area through the back garden and from Mill Lane at the front. See below for further details and restrictions.
The cottage is painted throughout in neutral colours.
Dogs are permitted at this property. There is access to the Wareham Walls and river meadows of the Piddle River almost immediately outside the door.

Pre-Arrival

·It is ‘within the walls’ of Wareham, a traditional small market town.
·The nearest bus stop is on the high street, approximately 5 minutes walk away.
·There is a railway station serving Wareham, approximately 15 minutes walk or a short taxi ride away. There are regular trains to Dorchester/Weymouth and stations to Bournemouth/Southampton and onto London Waterloo (2 hours).
Arrival and Car Parking Facilities
·Luggage can be unloaded at the front of the property, however this is not desirable as although Mill Lane does not have parking restrictions outside the cottage, the road is narrow.
·There is 1 parking space to the rear of the property within a shared parking area serving the 3 cottages. The designated space is marked with a sign “Mill Cottage Parking”. Please do not park in others space or in the turning area.
·Visitors should be aware that the access off Mill Lane is narrow and has a tight turn into it and is not for the nervous driver! The owner has a mid-sized estate car (Audi) and parks with care, a larger vehicle (e.g. 4x4) would not access the parking.
·There is on-street parking adjacent to the property with no restrictions.
·There are numerous car parks within walking distance of the cottage, subject to charges.

Entrances
·The front door is approached off a step up from Mill Lane. The door is standard width and immediately inside there is a step down (approximately 4 inches) into the living room.
·The rear entrance is approached from the parking area, through the back gate and the garden. There are 4 steps on a curve and constructed from Purbeck stone as the garden is split-level. The back door is wider than standard and there is a threshold step.

Utility Area/Back Hall
·The back door leads into the utility area containing the combi gas boiler and washing machine/dryer, which is standard front loading. The floor is a green slate tile.
·There is a step up to the shower room and a step down into the kitchen dining room.

Shower Room
·The room is fitted with a standard toilet and basin and a shower cubicle measuring 700mmx900mm, which requires a step into.
·There is a window, extractor fan, electric shaving point, heated electric towel rail, under floor electric heating, a general light and a spot light to the above basin mirror.
·The floor and walls are fully tiled in the same beige stone tiles.
·There are no support handrails.

Kitchen Dining Room
·Standard work height units, with granite tops.
·Range electric cooker with drop down grill/top oven and main oven, with a further standard opening oven.
·There is a pine table and 4 chairs and a dresser.
·There is an under counter fridge with freezer box
·The flooring is a green slate tile with under floor electric heating.
·Lighting is inset ceiling spotlights with task spotlights to the cooker and sink. There is a side lamp in the dining area.

Living Room
·Flooring is an original stone flag with rug.
·Furniture comprises 2 two-seater settees, with a mix of feather and synthetic cushions, a side pine cupboard, a pine glass topped dresser, a coffee table and a pine box.
·There is a wood burner in a large inglenook fireplace. The chimney is lined. A large fireguard is provided that can be fitted to prevent access to the inglenook and wood burner.
·Lighting is provided by inset ceiling spotlights and lamps.
·There is a small flat screen TV with DVD and Freeview. There is also a radio/CD player that is Ipod compatible.
·There are 2 windows to the front of the property and the front door.
·Winding cottage carpeted stairs lead to the first floor. There is no handrail.

Bedrooms
General points:
·Non-feathered duvets and pillows are provided. Beds are made up with bed linen.
·There is a stair gate, which can be fitted to the top of the stairs if required.
·The bedrooms and landing are carpeted.
·The lighting is inset ceiling spotlights and bedside lamps.

Main Bedroom
·King-size iron bedstead with access to both sides. Pine chest of drawers. Hanging space is provided in a built in cupboard in the bathroom.
·Headroom is restricted to approximately 6’2”.
·There is a window overlooking the rear garden.

Twin Bedroom
·Two single (3 foot) iron bedsteads with access to all sides of the bed. There is a painted wardrobe and dressing chest with mirror.
·There is a window to the front of the property.

Bathroom
·Comprise standard toilet, washbasin and bath, with vinyl flooring and splash tiling surrounding bath and basin.
·There is an extractor fan but no window.
·There are no support handrails.

Garden
·The garden is split level with a patio/seating area by the back door and 4 steps up to a gravelled area surrounded by flower borders. The garden is securely wooden fenced with gate to the parking area. There are 2 mature apple trees and it is reasonably private.
·There is an iron table and chair set and a BBQ for the use of guests.
·There is an outside tap.

·There is a wide range of shops in Wareham, all accessible by a short level walk, including a Co-op and Sainsbury’s supermarket and pharmacies.
·There are numerous takeaways and restaurants within the town.
·There is a doctor’s surgery, dentist and vets.
·There is a comprehensive folder of local information at Mill Cottage, including public transport timetables, leisure facilities and tourist attractions.
·There is reasonable mobile phone reception at Mill Cottage to the best of our knowledge. There are public payphones on the high street a short walk away.
