Seaside Cottage is a semi-detached brick cottage located on a pedestrian footpath, which leads to the Lower High St and Sea. An excellent base from which to explore this lovely seaside town. The stone quay, Victorian pier, seafood restaurants, cafes and shops are just 30 yards from your holiday home. It is also very close to the Downs with footpaths leading to Peveril Point, the Lifeboat Station and Durlston Country Park which is a haven for wildlife with stunning coastal scenery. The preserved steam railway, museum and sandy beaches are all close by.

On the ground floor you will find the sitting room with ornamental fireplace, sofas, Digital TV, DVD and lots of books and games. The open plan kitchen/dining room is fully equipped and has patio doors leading to small, enclosed and secure patio with an outside toilet and basin. The three bedrooms are located on the first floor as is the family bathroom. To the side of the property is another pretty patio garden with furniture. The cottage is very warm and cosy.

ACCESS STATEMENT FOR SEASIDE COTTAGE, BURTS LANE, SWANAGE, DORSET. BH19 2PJ


SEASIDE COTTAGE is our much-loved holiday home to which we welcome guests when not in residence ourselves.

Seaside Cottage is a semi-detached red brick cottage built about 1935 with two small gardens and is accessed through a gate (97cms wide) leading from Burts Lane, a cobbled public footpath in the old part of Swanage. There is no parking at the cottage although one can park temporarily at the top of the lane in Marshall Row ( a few feet from the gate) to load and unload. There is plenty of on-road parking close to Burts Lane and a large NCP nearby.

The Bus Station with buses to Wareham Poole and Bournmouth (main line stations) and a Preserved Steam Railway to Corfe Castle and Norden (Park and Ride) are both within ½ a mile.

From the front gate there is a level path to the front door and side gate with a security light after dark, but the three steps leading to the side garden are quite steep. The next door neighbours, when in residence, have to pass the sitting room window to reach their property.

HALL & STAIRCASE

The entrance has a step about 23cms. high and the front door is 79cms. wide. The width of the hall at its narrowest point is 69cms. The stairs are steep, as was usual in a house of this age, with a hand rail on one side and a small landing one step from the top. The fire exit window is situated here.
Staircase - each stair has a tread of 21.5cms and height 19cms.

SITTING ROOM

Door is 73cms. wide. There are two two-seater sofas, a bookcase, TV and DVD and occasional tables.m The original fireplace is a feature of the room but, we are sorry, MUST NOT be used by guests. The cord twist carpet continues through the hall and staircase.

DINING ROOM/KITCHEN

This is open plan and divided by a tiled work- top 93cms high with a vinyl floor covering throughout. In the dining area there is a large pine table and 6 chairs. The pine corner cupboard is fixed to the wall. There is a step of about 20cms from the French-doors to rear patio and both doors open to 107cms. The space between work units in kitchen area is 99cms and the hob height is 91cms with an extractor fan above. The oven is at a low level. Instructions for boiler, washer/dryer, microwave etc are all in blue folder together with details of rubbish and recycling collections.

FRONT BEDROOM

Door width 74cms. and space around bed at narrowest point by the window is 38cms. The bed is a standard double with pine headboard - 4 pillows and double duvet. Large double wardrobe, chest of drawers and bedside cabinets.

BACK BEDROOM

Door width 74cms. and space around bed at narrowest point by the window is 50cms. The bed is a king-size double with wooden pine headboard - 4 pillows and king-size duvet. Double wardrobe and two small chests.

BOX ROOM

This is a very small room with a single bed. The door width is 69cms. and the space between wall and bed is 80cms. Two pillows and single duvet. There is no wardrobe in this room - just a small chest of drawers and a hook behind the door.

All duvets are of man made material of between 10.5 and 13 togs. The majority of pillows are also of man- made fibre. There are a number of wool and acrylic blankets if required. All beds are covered with mattress protectors and the pillows have either protectors or white under slips. All bedrooms are fully carpeted.


BATHROOM

The bathroom is small but has a full size bath with shower above, hand basin and low-level WC. The space between bath and basin is 44cms. Vinyl flooring. There are two towel rails and a number of wall hooks.

OUTSIDE

There is a small, totally enclosed patio garden at the rear with metal table and two chairs. Low level WC and hand basin. Bolted side gate.
The garden at the side of the house is surrounded by stone walls and has a plastic table and 6 chairs. The two steps to the garden are fairly steep and care should be taken with small children.
