The Loft is a recent conversion at Kings Orchard a lovely property nestling in Creech Bottom near Wareham. A walker’s paradise the accommodation is located on the Purbeck Way leading to a network of other paths. From your holiday home explore rugged heathland, rolling hills and idyllic valleys; walk to the historic village of Corfe Castle or Lulworth Castle and Cove, if the walk back is too much the owner is happy to offer a collection service.

Kings Orcahrd lies at the end of a quiet track (easily accessible) next to RSPB Nature Reserve and Stoborough Heath. You can also enjoy a day our at the Blue Pool with a quaint tearoom and lovely walks. Within an easy drive sandy beaches at Studland, Wareham town with boat trips to Brownsea Island or Tank Museum at Bovington. The Isle of Purbeck, Dorset and many attractions are on your doorstep ready to explore.

The accommodation is ideal for couples who enjoy walking and the countryside, a cot and high chair are available for small families. The owners have renovated the property with high quality furnishings and fittings to afford every comfort. On arrival you will find local fayre to welcome you.

Access Statement For The “Loft” Self-Catering Unit.

Dated: 25th October 2009.

Introduction
The Loft self-catering flat is accessed by an external wooden staircase and is situated on the first floor of the right wing of our house “Kings Orchard “ which was built in approximately 2001. The Loft was converted in 2009 into a self contained holiday unit with provision of all services, meeting the current building regulations for access, insulation, noise and fire. It is a non-smoking unit and is not suitable for pets. We have tried to provide as much information as possible in this statement, however should you have any queries please do call. We look forward to welcoming you to the “Loft”.

Pre-Arrival

•The Loft.
•Bookings / enquiries can be made via email, phone to “Dorset Holiday Cottages” or to ourselves.
•The nearest bus stop is in Wareham 2 miles away.
•The nearest train station is in Wareham 2 miles away; there are taxis available at the station.
•We can arrange to meet you at Wareham railway station or bus stop.
•The nearest shops are in Wareham 2 miles away.
•Tesco Direct and Waitrose will deliver to the flat or the main house if you wish to arrange that with us.

Arrival & Car Parking Facilities

•The property is approached by a hard surfaced track 1/3 of a mile long.
•There is a courtyard and parking for 1 car. 1 space is also available for an occasional visitor.
•The flat is approached from the courtyard.
•The courtyard surface is ½” compacted gravel.
•The courtyard is illuminated by two dusk till dawn lights.
•Luggage can be unloaded within 5 yards of the flat stairs, help would available if required.

Access & Main Entrance

•The entrance is on the right hand side. It has a wooden staircase of 15 steps – 7” high x 9” deep (open with a safety bar fitted) x 31” wide. Split into two flights and having a handrail on the right hand side, there is a light at the top of the stairs operated by a two-way switch system.
•The entrance door is 34” wide & hinged on the right.
•The entrance opens into the lounge, kitchen/diner and is 14’ wide x 20’ long.
•The bedroom is accessed through a 31” door at the far end of the lounge and is 14’ wide x 11’long.
•The bathroom with toilet is accessed through a 29” door at the far end of the bedroom and is 39” wide x 11’long.

•Given these access details it is our opinion that the flat would not be suitable for young children and persons having limited mobility.

The Lounge & Kitchen Diner

•The room has sloping ceilings at the front and rear, which can make a small restriction in movement at those points.
•There are two dormer windows with aspects over Creech Heath
•The fitted kitchen is on the left and forms an L shape, consisting of space saver sink, cooker & hob, dishwasher, fridge, micro wave, toaster, wooden working surfaces and storage for kitchen utensils and food, concealed worktop lighting with extractor fan. The working height of the fitted kitchen is 36”, cleaning equipment and vacuum cleaner.
•The Table is round 43” across and 30” high.
•Free space of 3’ is available to both sides and the rear of the table.
•Chairs (both moveable) two with padded leather type seats, having no arms.
•Two Seater Settee in brown leather with additional loose cushions.
•One wooden frame sprung easy chair with white cushion pad.
•There are two oak side tables placed on each side of the settee.
•A 20” Digital TV is provided with remote control, DVD video player (a small library of DVD’s is available in the main house) is placed on an oak table conveniently positioned to be viewed from the settee.
•One under eaves storage cupboard.
•One shoe rack.
•Lighting is flush ceiling, one standard lamp and one side lamp.
•The flooring is restored wooden floorboards.
•Heating is provide by thermostatic controlled wall heaters.

The Bedroom

•Has a double bed 4’6”x 6’6”x 23” high, with a sprung mattress, soft topper, non feather duvet, non feather pillows, poly cotton sheets and pillow cases, leather type headboard.
•Two bedside cabinets.
•Double wardrobe.
•Chest of draws.
•Wicker basket chair.
•Flush ceiling lighting with two bedside lamps.
•One under eaves cupboard.
•Floor covering is a fully fitted short pile carpet in beige.
•Heating is provided by thermostatic controlled wall heaters.
•Hair dryer provided.

Bathroom & WC

•Room comprises shower, toilet, small hand basin, illuminated vanity mirror, glass shelf, electrically heated towel radiator, extractor fan and flush ceiling lighting.
•Shower electrically heated mains water pressure, white tiled cubicle size 39”x33”, glass door width 25”.
•Available space free of door and furniture 33” by 8’.
•Non slip tiled flooring.
•Toilet seat height 16”.
•Space to the left and right of the toilet is 13”.

Laundry Facilities

•The use of washing machine and tumble dryer are available at no cost in the utility room of the main house.
•Wet outdoor clothes, boots etc, can be hung in the provided area beneath the Loft apartment.

Secure Storage for Bikes Etc, is available in a locked specialist bike shed or in our locked garages

Grounds and Gardens

•Adjacent to the entrance is a small private fenced gravelled garden area with table, seating, sunshade and BBQ.

Additional Information

•Provision of fire fighting equipment.
•Light switches and power points are at a sensible height to reach from sitting and standing positions.
•Mobile phone reception mixed dependent upon network.
•Information folder placed in flat.
•The property is adjacent to Creech Heath, two RSPB reserves
and is on the “ Purbeck Way” footpath.
