Kitchen: Electric fan oven & halogen hob with extractor fan hood, microwave, dishwasher, washing machine, fridge (with small freezer compartment). 1st Floor bathroom: full suite with roll-top bath and shower cubicle. Garden: small courtyard with garden furniture and BBQ. Gas central heating. Free on-road parking available. Bed linen provided for all bookings.

Rambling Rose Cottage, built in 1756, offers a wealth of charm and original features over four floors and has been fully renovated to incorporate modern facilities and excellent décor whilst retaining the ambience of a character Purbeck stone cottage.

The cottage is ideally located - A short walk to the family-friendly sandy beaches and town centre amenities as well as several good pubs, cafes, restaurants and shops.
Swanage is the eastern gateway to Dorset’s World Heritage Jurassic Coast with many miles of footpaths and bridleways, making it the ideal place for exploring for walkers, cyclists and horse riders. Swanage hosts numerous festivals and events throughout the year, and is home to a wealth of attractions: from its award winning blue flag beach and Victorian Pier, to the beautiful countryside. The Swanage Railway, one of the best preserved standard gauge steam railways in the UK, runs from Swanage to Norden through the beautiful isle of Purbeck and passes close to the famous ruins of Corfe Castle. Nearby places to visit include Durlston Country Park, Corfe Castle, Lulworth Cove, Studland & Wareham. There are also good transport links to Poole and Bournemouth.


Rambling Rose Cottage does sleep six in three spacious bedrooms; however the facilities in the sitting room are more suited to four guests.

ACCESS STATEMENT FOR RAMBLING ROSE COTTAGE, SWANAGE.

Introduction

Rambling Rose Cottage is a 4-storey Purbeck Stone end terrace property, built in 1756. The cottage has access to the front and rear of the property. We have tried to provide as much information as possible in this access statement, if you have any questions that are unanswered in this statement, please contact Dorset Holiday Cottages.

Pre-Arrival

·Bookings / enquiries can be made via Dorset Holiday Cottages website’s email or by telephone.
·The main bus station is adjacent to the steam railway station in the town centre.
·The nearest mainline railway station is Poole which is 15 miles away.
·There is a taxi rank at the steam railway station.
·The main bus routes from the steam railway station include the no. 50 bus, which goes to Bournemouth, and the no.40 bus, which goes to Poole (both operate an hourly service).

Arrival & Car Parking Facilities

·Luggage can be unloaded at the front or back of the cottage
·There is on street free parking near the front of the cottage (High Street) and side of the cottage (Cowlease Road), and on other adjacent roads.

Main Entrances & Reception

·The entrance at the front has 1 step down into the entrance hall – 25cm high, 43cm deep and 90cm wide. It has a wall on the left (door hinged on the left). The door is 84cm wide.
·Inside the front entrance is a hall 90cm wide, which leads into the sitting room. The kitchen and upstairs staircase radiate from this area.
·The entrance at the rear is via a small courtyard. This is accessed via a wrought iron gate, which is 80cm wide. Access to this gate is via 4 stone steps (13cm (min)/ 25cm (max) high by 26cm (min) / 30cm (max) deep by 86cm wide), through a side-tunnelled entrance (170cm high x 90cm wide) from Cowlease Road.
·The entrance at the rear leads directly into the kitchen via a stable door (top & bottom split) hinged on the right (176cm high x 76cm wide). There is a small step down into the kitchen (7cm high by 32cm deep by 82cm wide).
·There is a weatherboard of 1cm high across the length of the threshold of the back door and 6cm high of the threshold of the front door.
·The kitchen leads into the sitting room. There is a step down from the kitchen (22cm high x 73cm wide) to the sitting room.

Sitting Room

·Accessed from the entrance hall and kitchen, and from the stairs down.
·Flooring is wooden floorboards with a Hearthrug.
·Two leather sofas are provided.
·26” LCD Free view TV / Radio is provided with remote control (with integrated DVD and CD player)
·There is an oak drop-leaf table, which can seat 6 people. The table’s dimensions are 75cm high x 90cm wide x 150cm long (with both leafs up). There are 4 moveable padded seated chairs with no arms are in the sitting room next to the table. The other 2 chairs are in the 1st floor bedroom, if required.

Self-Catering Kitchen

·Kitchen entrance 73cm from sitting room and 76cm from back door.
·Worktop height 93cm.
·Oven door is drop down, height of lowest shelf 50cm and is accessed from the front.
·Hob is 93cm high
·Sink is 93cm high.
·Ceramic tiled floor.
·The free space between all furniture and worktops is 110cm (min) / 170cm (max) wide by 305cm long.
·Evenly lit kitchen with spotlights pointing down to work surfaces where required.
·Fridge with freezer compartment available, highest shelf in fridge 50cm and lowest shelf is 30cm with a salad drawer underneath. The freezer is at the top of the fridge.

Laundry

·There is no separate laundry room but there is a standard size washing machine, which is front loading, provided in the kitchen. There is a clotheshorse and washing basket in the cupboard in the bathroom.

First Floor Bathroom
·Shared with all rooms.
·Door width 60cm wide.
·Roll-top Bath with flexible shower hose. Bath is 63cm high, 79cm wide and 173cm long.
·Shower cubicle (corner) – rim height (step over) is 24cm, entrance width when both doors are open is 38cm.
·Large hand basin 83cm high, 47cm deep and 58cm wide.
·Toilet seat height 43cm.
·Available space free of door and furniture 150cm x 200cm.
·Ceramic tiled floor.
·Heated towel rail.

Bedrooms

General:
·Non Feather duvets and pillows provided in each room, except there are 2 out of 4 pillows in the 1st bedroom that are feather.
·Sheets, duvet covers and pillowcases are cotton or poly-cotton.

First Floor:

·Reached via wooden staircase of 10 steps to landing. Steps are 23cm high (bottom step is 28cm high), 23 cm deep (bottom step is 32cm deep) and 76cm wide (bottom step is 88cm wide).
·Main landing 108cm wide by 220cm long.
·Door to 1st floor bedroom is 70cm wide by 195cm high with small step down of 4cm.

First floor bedroom: Bed height 60cm to top of mattress, 5ft bed, space each side of bed 43cm (min) / 60cm (max), free space clear of doors or furniture 150cm by 370cm.



Second Floor:

·Reached via wooden staircase of 10 steps to landing. Steps are 23cm high, 23 cm deep and 76cm wide.
·Main landing 93cm wide by 220cm long.
·Door to 2nd floor bedroom is 70cm wide by 195cm high.

Second floor bedroom: Bed height 56cm to top of mattress, 4ft6” bed, space each side of bed 51cm (min) / 76cm (max), free space clear of doors or furniture 140cm by 400cm.

Third Floor/ Attic bedroom:

·Reached via wooden staircase of 10 steps. Doorway at the bottom of the stairs is 163cm high by 77cm wide. Steps are 23cm high, 23 cm deep and 76cm wide.
·Carpeted floor.
·Two single 3ft beds, bed height 49cm to top of mattress.
·Some of the room is under the eaves. The beds are central and allow for full standing height in the centre of the room.

Garden
·Small courtyard has a BBQ and a bistro set (garden table and chairs for 2).
·The wheelie bin and recycle box are situated here.
·Slightly uneven surface (old paving slabs).

Additional Information
·A fire ladder is situated on the 3rd Floor and is for emergency use only (and the very last resort if building is on fire).
·The Information Welcome pack is produced in size 12 font (can be increased on request).
