Introduction

Apple Tree Cottage was built in the early 1920’s as a farmer’s cottage for the nearby estate of Chantmarle Manor.  It has been our family holiday home for the past 28 years and has been used for holiday accommodation since 2015.  It is located directly on a quiet country lane in the charming hamlet of Chantmarle, overlooking farmland and quaint thatched cottages. It is a non-smoking cottage and suitable for well-behaved dogs due to the proximity of neighbours, livestock, deer and the fact that the garden is unsecured. Pre-Arrival

Bookings / enquiries can be made via Dorset Holiday Cottages. Due to the rural location a car is necessary to access the property as there is no nearby public transport service.  The nearest village is Cattistock, approximately 1.5 miles away and the nearest train station is in the village of Maiden Newton, approximately 4 miles away. Cattistock has a well stocked shop/post office and The Fox & Hounds pub. Maiden Newton has a number of amenities including two food stores, petrol station, newsagent, pub & restaurant. The nearest supermarkets are in Dorchester or Yeovil, both approximately 15 miles away. All the main supermarkets will deliver to the cottage if you wish to arrange.

Arrival & Car Parking Facilities

The property is located directly on a quiet country lane. There are no street lights but the cottage is  illuminated by an external sensor light. There is off road parking for up to 3 cars in a gated driveway..

Access & Main Entrance

Entrance to the front of the property is along a short path leading from the driveway. The front door is up 2 stone steps and is 34” wide and 81” high & hinged on the left. It opens into the hall. The light switch for the hall & upper landing is to the left of the door on the wall.

From the driveway there is an alternative entrance to the rear of the property where the safe key box is located.  The back door entrance is 32” wide x 78” high and leads into a small porch giving access to the rear bedroom, shower room & kitchen.

Porch

As you enter the property the heating/hot water thermostat & light switches are located on the right, the electric fuse box is on the upper left wall.  There is a patio area to the rear with a raised lawn which can be accessed along a path via some steps.

 

 

Hall

The entrance hall leads into the living room on the right, the dining room ahead and the cloakroom/toilet on the right.  Entry doors to the living and dining rooms are 30” wide x 78” high and the cloakroom/toilet is 26” wide and 78” high.  There is a storage cupboard under the stairs with cleaning products, ironing board & iron. The Wi-Fi hub is situated in the hall.

 

Living Room ( 15’ x 11.9’)

The room is decorated in traditional cottage style with a decorative stone fire place.  A large double glazed window gives views to the front of the property. There is comfortable seating, a coffee table, antique display cabinet, and a bookcase with a selection of DVD’s. There is a TV cabinet with 32” Freeview TV & DVD player. The windows are curtained and floor carpeted with a rug.

Dining Room ( 12.4’ x 9.1’)

The dining room is furnished formally with family antique furniture.   There is an extendable walnut dining table and 6 chairs, a display cabinet & writing desk.  The two windows to the side and rear of the property are curtained with views over to the orchard and onto the patio. An arched entry ( 29” x 78”)  leads to the kitchen.

Downstairs Bedroom (13’ x 9’)

The bedroom is furnished in traditional pine furniture with comfortable twin beds, bookcase chest of drawers, mirror and storage chest.  The bookcase and chest contain a selection of books and games. There is one large double glazed window facing the rear of the property which is curtained.  A hair dryer is provided.  Lighting is via a pendant ceiling light with two lamps.

Kitchen (14.5” x 12.4”)

The kitchen can be accessed from the front of the property via the dining room or from the rear porch through a door (29” wide and 78” high). A double glazed window with roller blind looks over the rear of the property. The kitchen is lit with spotlights. Washing machine, integrated dishwasher, electric oven/grill & microwave. Electric hob with extractor fan. Fridge with icebox. White ceramic double sink. Solid oak dressers with ample cutlery, glasses and crockery for 6 guests. There is a cupboard housing the boiler.

Shower Room & WC

Room comprises small corner shower unit with electric shower. Pull cord for operating shower can be found behind the door. Standard height toilet, wash basin, mirror, shaver light, radiator, ceiling lighting. The flooring is non-slip vinyl tiling.  Small double glazed window with a white wooden roller blind.

 

 

Stairs & Upper Landing

Stairs in the hallway lead upstairs via 14 steps – 6 steps to the turning platform and a further 8 steps to the landing.  There is a double glazed window on the half landing and small dorma window on the upper landing overlooking the front of the cottage. The hall is lit with overhead lights with switches both on ground floor and on top floor. The hall is furnished with a small bookcase and ornamental chair.

Master Bedroom ( 16’ x 10.6’)

The master bedroom has fitted wardrobes and is furnished with a queen size double bed, dressing table and chest of drawers.  The double glazed window is curtained and looks to the rear of the property.  Hair dryer provided. Door access 30” x 78”.

Twin Bedroom ( 10.8’ x 9’)

The bedroom is fitted with 2 single beds, a chest of drawers and chair.  The 2 double glazed windows are curtained and overlook the rear and side garden areas. Hair dryer provided. Door access 30” x 78”.

Bathroom & WC

The bathroom has a full sized bath with overhead shower with shower screen.  Standard sized toilet and small sink with overhead mirror and light.  Overhead lighting and extractor fan.  Small double glazed window with wooden venetian blinds.  Door access 30” x 78”.

Heating

The cottage is fully central heated with the oil storage located at the rear of the property.  Every room has a thermostatically controlled radiator.  The Thermostat for controlling Heating and Hot Water is located in the rear porch and simply needs switched on and off.  The boiler is located in the corner cupboard of the kitchen.

Fixtures & Fittings

The property is fitted with fire retardant carpeting throughout with the exception of the kitchen, porch and shower room which are fitted with hard wearing linoleum. Overhead lighting and lamps supplied in all rooms.  Wi-Fi hub is located in the hall.

Grounds and Gardens

Approximately 1/3 acre mostly laid to lawn with an orchard on the left of the driveway.  There is a small patio to the rear of the property which has a garden table and seating. In the summer months seating is also provided for the orchard area.   The driveway is gated and garden fenced but it is not secure for pets.

Fire Safety

The property is fitted with smoke detectors and there are fire extinguishers located on the ground and upper floors. Given the steep thatched pitch, smoking on the property, Bar BQ’s and the lighting of any fires is strictly forbidden.
