Ash Mount Access Statement

Introduction

Ash mount was built in the 1970s and is a two-storey three-bedroomed house. It was renovated between 2015 and 2017 for holiday accommodation. It is located in a Close off East Street, at the southern end of Corfe Castle Village. It is a non-smoking house and not suitable for dogs. We have tried to provide all the information you require in this statement but if you have any further questions please contact us. We look forward to welcoming you to Ash Mount.

Pre-arrival
Enquiries and bookings can be made via Dorset Holiday Cottages. The nearest bus stop is on East Street at the end of the Close (50 metres), with buses running towards Poole and towards Swanage. The nearest main line train station is in Wareham, 7 miles away. There are taxis available at the station. There is also a trial diesel service provided by Swanage Railways from Corfe Castle station (15 minute walk) to Wareham, for connection to mainline trains. The nearest shop is the village store down at the Square in Corfe Castle, about half a mile away. The nearest supermarkets are in Wareham, 7 miles away. The main supermarkets will deliver to the house if you wish to arrange this. There are two petrol stations in Harmans Cross, 2 miles towards Swanage, which are open all week and both sell groceries and newspapers.

Arrival and car parking facilities
The property is located at the top of a drive which serves three houses. There is parking for two cars in front of the house, and the front door and steps are illuminated by an external light.

Access and main entrance
The front door is up one step from the drive. The front door is 80 cm. wide and 200 cm.high and hinged on the right. It opens into the hall. The light switch for the hall is on the wall to the left side as you come in through the front door.

The lounge is to the left of the front door and its door is 74 cm. wide and 196 cm. high. The playroom door is to the right of the front door and is 70 cm. wide and 196 cm. high . The downstairs toilet is along the hall from the front door and its door is 69 cm. wide and 196 cm. high. The stairs to the upper floor are straight ahead and are 88 cm. wide with a handrail on one side.

There is an alternative back door entrance through the utility room to the kitchen. This is accessed by a side gate 86 cm. wide to the right hand side of the property. The gate leads to a paved path leading to the back door which has one step. The door is 72 cm.wide and 190 cm. high.

The path continues to the rear garden and a level gravelled terrace. The access to the lawn is level except for a 5 cm edging. The lawn can be followed right round the house to the fence by the shed. Beyond this is the garden utility area which is not accessible.

There is an external light outside the back door. There is a torch for guests to use inside the cottage

The hall has coat hooks and shoe rack, with engineered oak flooring with a large fitted doormat. Smoke alarms are in the hall and top landing.

The lounge (measurements 4 metres x 7.7 metres)

There are double glazed windows, East facing, with views over Rollington Hill and Nine Barrow Down. At the other end of the room the French windows give a view onto the flower beds and the garden. There are full length curtains. There are 2 x 3 seater sofas and a carver chair. There are three coffee tables and also a box with cushions for the chairs around the table on the terrace.

Lighting is from bracket lamps on either side of the room and lamps beside the sofas. There is an oak bookcase with shelves containing a selection of novels guidebooks and DVDs. The lounge is carpeted with a rug in front of the wood-burning stove. A fireguard which completely covers the stove and the hearth clips securely to the wall. The heating throughout is via central heating radiators, and the radiators each have thermostatic valves. There is also a digital control in the kitchen which allows the overall temperatures for the upstairs and downstairs to be altered and for the scheduling of heating to be altered. Hot water is available at all times.

A television with terrestrial freeview is provided with remote control, DVD and Blu-ray player. There is also a radio and CD player which allows Bluetooth pairing for iPhone use. There is Wi-Fi.

The kitchen door is 76 cm. wide and 196 cm. high and is at the end of the hall. The flooring is engineered oak.

The kitchen is fitted with Dishwasher, electric oven and grill, fridge freezer with icebox, electric induction hob and microwave with Combi grill

The kitchen is fully fitted with cutlery glasses and crockery for nine guests.

Between the kitchen and the back door there is a utility room reached by a door which is 76 cm. wide and 196 cm. high. The utility room contains a washing machine and tumble dryer, and there is a cupboard containing an ironing board and iron.

First Bedroom ( 331 cm. X 310 cm.)
This is at the top of the carpeted stairs, on the left of the landing. The view is of Rollington Hill and Nine Barrow Down. There is a double divan bed with a fully sprung mattress. The duvet and four pillows are synthetic with a 100% cotton duvet set. There are two bedside tables with drawers and side lamps. There is a fitted wardrobe with hanging space and an internal chest of drawers. There is also a five drawer chest of drawers in the room. There is a chair with oak seat and a mirror above the chest of drawers. A hairdryer is provided.

Lighting is two down lighters with two bedside lamps.

Second bedroom ( 330 cm. x 470 cm.)
There are two double glazed windows with views of the Western Purbeck Hills and the ruins of Corfe Castle itself. The windows are covered by blackout blinds. The right hand casement of the right hand window opens fully for emergency access and exit. The other windows in this room have restricted opening for child safety but can be released by a press catch. There are two single beds with fully sprung mattresses and a pull-out bed as well. The duvets and pillows are synthetic with a 100% cotton duvet set. There are two bedside tables with one drawer each, a fitted wardrobe with hanging space and a five drawer chest of drawers with mirror above.

Lighting is two down lighters with two bedside lamps. The floorcovering is a fully fitted deep pile carpet.

Third Bedroom ( 355 cm. x 331 cm.)
There is one east facing double glazed window with views of Rollington Hill and Nine Barrow Down . The window is covered with a blackout blind. The king-size bed is a divan with a fully sprung mattress. The duvet and four pillows are synthetic with 100% cotton duvet set. There are two bedside tables with single drawers and a five drawer chest of drawers. There is also a fitted wardrobe with hanging space. This also contains a travel cot which can be made up either as a shallow crib or as a deeper travel cot for an older child. A hairdryer is provided.

Lighting is a pendant ceiling light with two bedside lamps. The floorcovering is a fully fitted deep pile carpet.

From this bedroom there is access to the ensuite shower room ( 172 cm. x 177 cm.). This contains a shower with raised tray and corner access with two sliding glass doors. The showerhead is detachable and can be set at any height. There is a pedestal toilet and wash basin and shaver socket. There is a heated towel rail.

Bathroom ( 215 cm. x 260 cm.)
This includes a full size bath with mixer taps and shower attachment, a hand basin and toilet and heated towel rail. The floorcovering is vinyl, and the lighting is from down lighters.

Garden
There is a level gravelled terrace to the rear of the property with an outdoor table with six chairs. Cushions for the chairs are kept in the lounge. There is a charcoal barbecue. There is a difference in level between the terrace and lawn, which is above the terrace and bounded by a wall with flower beds and shrubs. The lawn is sloping and can be accessed from the northern end at a level. This leads up to a vegetable garden in a raised bed, and round to a shed and a fence with a (locked) gate which leads into a small enclosed garden utility area (not accessible) .
