Brambles Access Statement
Brambles was constructed in 2000. It is a semi-detached house situated to the foot of a residential cul-de-sac on the southern side of Langton Matravers and is adjacent to the nearby open countryside and local amenities.
Bookings / enquiries can be made via Dorset Holiday Cottages. The nearest bus stop is at the top of the road approximately 3 minutes walk. The nearest train station is in Wareham 7 miles away; there are taxis available at the station. The nearest shops and supermarket are in Swanage 3 miles away. All the main supermarkets will deliver to the cottage if you wish to arrange. Please note although this property does not accept pets, the owners have a dog that visits.
Arrival & Car Parking Facilities
The property is located directly on a residential cul-de-sac. There are street lights and the front door and steps are illuminated by an external sensor light. There is parking for 1 car on the drive and another across it, as well as street parking.
Access & Main Entrance
The front door is up 3 stone steps. The front door is 76cm wide and 197cm high & hinged on the right. It opens into the hall. The light switch for the hall is behind the front door on the wall to the right side.
There is a downstairs toilet accessed by a door 58cm wide and 197cm high. The kitchen and sitting room are both on the ground floor. There is a double patio door opening out onto the rear garden with no steps but one step up from the patio area onto the main lawn which slopes gently uphill. There is an alternative access to the garden via the side of the house. There is no external light in the rear garden.
There are three standard sized doors one for the toilet, one for the kitchen and one for the sitting room, as well as a door which opens into the under stairs cupboard. Smoke alarm.
The Sitting Room (5.4m x 3.9m)
There are double opening doors to the rear providing access and aspect over the patio and rear garden beyond. It has an open Purbeck stone fireplace. There are full length curtains. There is a large 3 seater sofa and also a two seater sofa. Both sofas are with extra cushions and a throw for guests use. There is a white French dresser, a desk and a corner table. There is a side light together with down lighters that are dimmable.
A television with satellite free view is provided with remote control. There is Wi-Fi. There is an IPod docking station.
Kitchen/Diner (5.1m x 3.2m)
The kitchen/diner is situated to the front of the residence and offers a wide range of floor and wall mounted units, with gas and electric oven, integrated fridge, stainless steel sink unit a dishwasher and washing machine. The kitchen also houses new gas fired central heating boiler and enjoys front and side aspect windows, with ample space for dining.
There is a dining table and chairs with crockery, cutlery and glasses for 8 guests. Together with all the cooking utensils, saucepans, casseroles needed to cook for a family. The iron, ironing board hoover is in the understairs cupboard.
The Master Bedroom (5.4m x 3.9m)
Is to the rear of the property overlooking the garden. It is spacious with fitted wardrobes, free view T.V. and an en-suite shower room. The Super King size bed has 400 thread duvet and pillowcases and is of the best quality. There are 2 bedside tables with a large chest of drawers.
Two other guest rooms are to the front of the property both enjoying southerly views over open countryside. One of the bedrooms (3.2 x 3.1m) is twin bedded and the other 3.1m x 2.1m has bespoke bunk beds with large substantial beds suitable for adults as well as children. It has cupboard and drawers built in.
Room comprises bath with shower over, standard height toilet, wash basin, large mirror, shaver light, towel radiator, ceiling lighting. The flooring is non-slip top quality Amtico.
Grounds and Gardens
To the outside, the property is approached via gravelled driveway, with lawn and flowr border, outside tap. The generous size rear garden is predominantly laid to lawn with feature raised patio area enjoying Purbeck stone surround and timber shed.
Provision of fire fighting equipment. Mobile phone reception mixed dependent upon network.
