Church Garden Cottage Access Statement

Introduction & General Information:

A period style detached thatched property. Built with a solid oak frame, doors and flooring throughout. The Pavilion is characterised by a superb vaulted beamed ceiling and minstrel gallery to the first floor. Sea views of Studland Bay can be enjoyed from the windows on the east side. The property is surrounded by an area of extensive gardens.

The location of the entrance 5 bar gate is in Manor Road which is opposite the Manor House Hotel. Off the main ferry road turn left in to rectory lane next to the village pond. Drive to the junction with Manor Road, turn right and the gate is immediately on the right.

Arrival & Parking:
Access for four or more cars is via the upper road level driveway. This can be located directly off Manor Road, through the 5 bar gate. Guests should park facing the garden to ensure easy access and exit for all vehicles.
Property Threshold: Immediately adjacent to the entrance is the front door to The Garden Pavilion.

Only one at the front door to The Garden Pavilion.

Entrance Doors:
Main front door to the rear/west side of the thatched building is the initial access door, on ground floor level.

Ground Floor:
There are three doors: one is the front door to hallway, the second is a stable type door to the kitchen and third is the double full sized glazed doors to the lounge, south facing.
Steps: Only the one at the front door, as above and one step also to the other two doors at ground floor level.
Door Dimensions: All doors are approximately 6’6” high x 2’6” wide. The large lounge glazed doors are approximately 7’.
Room Dimensions: Ground floor bedroom is approximately 12’ x 10’9” plus an en suite bathroom. The lounge is approximately 22’2” x 17’2” and the kitchen is approximately 10’11” x 7’6”.

First Floor:
One bedroom with two single beds plus minstrel gallery with play area and T.V.
Steps: Nine open tread stairs to 1st floor mezzanine area.
Door Dimension: Approximately 6’6” x 2’6” in to bedroom.
Room Dimension: The first floor bedroom is approximately 17’2” x 10’9”. The minstrel gallery is approximately 17’2” x 15’3”.

The garden area is in line with the fence and the lawns to the north of the parking area. This area is allocated to The Garden Pavilion when booked separate to the main cottage.

Additional Information:
The parking area adjacent to The Garden Pavilion is for the use of its occupants. The specific allocated parking space for the main cottage is located at the lower drive parking area.
