Access Statement for Church View
It is located off Church Road overlooking St Andrew’s Church. It is a non-smoking cottage and suitable for well-behaved. Bookings / enquiries can be made via Dorset Holiday Cottages. The nearest bus stop is on Preston Road about 60 yards away. The nearest train station is in Weymouth, 2 miles away; there are taxis available at the station. The nearest shops and supermarket are in Weymouth, 2 miles away. All the main supermarkets will deliver to the cottage if you wish to arrange.
Arrival & Car Parking Facilities
The property is located off Church Road, there are parking spaces on the road. There is parking for 1 car beside the house in front of the garage.
Access & Main Entrance
The front door is up 5 stone steps from the parking space. There is a safety hand rail. The front door is 64cm wide and 197cm high & hinged on the right. It opens into the hall. The light switch for the hall is behind the front door on the wall to the right side.
Straight ahead are the stairs to access the first floor.
Coat hooks and shoe rack. Elevated wooden cupboard containing the fuse box and electric meter. Smoke alarm.
The Lounge/Dining Room (4.4 x 3.3m)
There are 2 large double glazed windows. One south facing with views over the countryside, and one east facing with views down the country lane to Swanage. There are full length curtains with tie backs. There is a large 3 seater sofa bed and an armchair. Both with extra cushions (feather – can be removed on request) and a blanket for guests use. There is a pine coffee table.
Lighting is a ceiling pendant and a standard lamp beside the sofa. Extendable dining table with 2 chairs. (2 further chairs in the bedroom). Pine dresser with shelves containing a wide selection of novels, guidebooks and maps. The flooring is engineered oak and there is an oriental style rug in the sitting area. Heating is provided by a thermostatic controlled electric wall heater.
A television with satellite freeview is provided with remote control, DVD player and a CD player with USB to enable MP3 and iPod use. There is Wi-Fi.
The Bedroom (4.1 x 2.9m)
There is one large south facing double glazed window with views to the countryside. The full length curtains are blackout lined to ensure a good night’s sleep. The king sized bed is pine with a fully sprung mattress. The duvet and 4 pillows are synthetic with a 100% cotton white duvet set. There are 3 decorative pillows (feather – can be removed on request). There are 2 bedside tables with 3 drawers and a double pine wardrobe. Large chest of drawers with mirror beside and 2 white painted chairs with fabric cushioned seats matching the curtains. A hair dryer is provided.
Lighting is via a pendant ceiling light with two bedside lamps. The floor covering is a fully fitted loop carpet. Heating is provided by an electric thermostatic controlled wall heater.
Kitchen (1.8 x 3.6m)
The kitchen door (74cm wide and 197cm high) is off the lounge. There is a large double glazed window with white wooden venetian blind. Flooring is ceramic tiling.
Washing machine, dishwasher, electric oven/grill, fridge with icebox, electric hob and microwave.
White painted oak dresser with cutlery, glasses and crockery for 4 guests. There is a cupboard containing a hoover, iron, and ironing board.
Hot water tank and immersion heater within fitted cupboard. Part glazed back door leading to raised south facing decked patio.
Bathroom & WC (2.7 x 2.06m)
Room comprises P-shaped bath with shower over, fitted glass shower screen, standard height toilet, wash basin, large mirror, shaver light, large bathroom cabinet with mirror, electrically heated towel radiator, ceiling lighting. The flooring is non-slip vinyl tiling.

Grounds and Gardens
There is a courtyard to the rear of the property containing the lockable bike storage shed. There is also a south facing raised decked patio to the side of the cottage accessed via the kitchen door. This has a table with chairs for 4 and a small flower border. There is a gas BBQ.
Provision of fire fighting equipment. Mobile phone reception mixed dependent upon network.
