Forest Edge is a ground and first floor bungalow with one ground floor king bedroom and en-suite shower room. All reception rooms are located on the ground floor. There is one first floor bedroom, accessed via a standard width set of stairs. The stairs are of normal height tread. There is a handrail provided.

Entrance to the property is by way of key safe located adjacent to the side entrance door. Code to be provided by Dorset Cottage Holidays in the Directions and Arrival instructions.
A bus terminal is located some 400 meters from the property.
The nearest mainline train station is at Wareham which is 1 mile away
The nearest RADAR toilet is on the Quay of the River Frome in Wareham which is 2 miles away.

Arrival & Car Parking Facilities
The bungalow is located on Tyneham Close, Sandford Wareham which is a residential B cul de sac with a mixture of bungalows, detached houses and terrace houses.

There are two parking space for guests staying at Forest Edge. One under a carport and the other behind on the driveway. It is a flat level walk to the side entrance to the property. Both spaces will fit a standard and people carrier size vehicle. There is in addition, free unlimited parking on the quiet road.

Main Entrance & Reception
The main entrance to the building is on the left hand side of the building. There is ramp up to the front door. There is also a slight ridge to the door of 2.5cm to step over.
The front door is 760mm x 1950mm.

There is an automatic light that is activated when someone is standing at the entrance door.
There is an internal door760mm x 1950mm. The floor between the front door and the internal door is tiled. Once inside the main reception rooms the design is open plan with uncluttered open tiled floor space.

Inner Hallway and Ground floor Bedroom
Leading from the main receptions to the hall way there is a door measuring 750mm x 1950mm and from the hallway to the ground floor bedroom there is another door measuring 760mm x 1950mm. The bedroom is carpeted.

Ensuite Shower Room
The entrance door to the shower room is 650mm x 1950mm. The floor is tiled. The shower tray is 800mm x 1200 with a glass screen and opening of 700mm

Stairs and First Floor Twin Bedroom

The stairs are a standard 760mm wide and of standard ascension. At the top of the stairs there is a carpeted vestibule with a door leading to the en-suite bathroom (650mm x 1800mm) and a door leading to the twin bedded room (700mm x 1870mm)

Lounge, Dining Room and Kitchen
The reception rooms are of an open plan design consisting of lounge area, dining area and kitchen.
There are two 2 seater sofa, coffee table, Smart TV, DVD play and woodburning stove in the lounge area. There is a console table with internet box atop enabling WIFI connection in the inner entrance lobby. The dining area leads from the inner entrance lobby and has a table and four dining chairs. From the dining area you can access the open plan kitchen consisting of and ‘L’ shaped kitchen worktop with wall and under worktop cupboards. There is an electric oven and electric convector hob, integrated fridge/freezer and integrated dishwasher. There is a microwave on the work surface and a washing machine in the conservatory.

Garden
The garden can be accessed from both the side entrance door, the lounge and via the conservatory from the kitchen French doors. The lounge patio doors are 1200mm x 2000mm. The kitchen French doors are 900mm x 2000mm and the external conservatory door is 700mm x 1900mm.

From the lounge patio doors there is a flat patio with garden furniture and fire pit. From the side entrance door there is a pathway to the rear and rotary washing line.

Parking
The parking for the two vehicles is on a flat concrete base leading to the side entrance door and ramp to door threshold.
