Access Statement for Miller Cottage

Introduction

Miller Cottage is a Victorian terraced cottage located off Main Road on Bindon Road; an unmade road.  The property is then accessed down a narrow gravel path. It is a non-smoking cottage and suitable for well-behaved dogs and their owners. We have tried to provide all the information you require in this statement but if you have any further questions please contact us. We look forward to welcoming you to Miller Cottage.

Pre-Arrival

Bookings and enquiries can be made via Dorset Holiday Cottages. The nearest bus stop is on Main Road by the War Memorial about 450 yards away. The nearest train station is in Wool, 4½ miles away; there are taxis available at the station. There is a convenience store 300 yards away selling many essentials, a small supermarket in Wool and two in Wareham, 9 miles away.

Arrival & Car Parking Facilities

Miller Cottage is also known as 3, Sunnyside Terrace and is located off Main Road on Bindon Road.  This is an unmade lane with no allocated parking but there are parking spaces on the lane and a turning space at the top of the hill with room for parking if necessary.  There is a refuse collection on Thursdays when residents are asked to park their vehicles at the top area to allow access for the bin lorry.

Access & Main Entrance

From Bindon Road the gravel access path is up two stone steps. The gate to the property is the second of three and there is a ‘3’ on the gate.  Once through the gate there is a path through the grassed front garden to the front door with one further step to the door.  The front door is 690mm wide and 1950mm high and hinged on the left. It opens into the hall with the light switch being on the immediate right inside the door.

The Hall

At the end of the hall is the door to the kitchen, with a door to left leading to the living area and the stair case to the right.

Coat hooks are sited to the left of the door and there is a chest to the right for shoes and bags. An elevated wooden cupboard containing the fuse box is above the door and a cupboard to the right of the door houses the electric meter.  There is also a cupboard containing vacuum cleaner, iron and ironing board.

The Living Room (3.6 x 2.8m)

There is a large single glazed sash window facing east. The living room has a large two seater sofa and a small two seater sofa.  The room is carpeted and there is a pine coffee table.

A television with Freeview is provided with remote control and DVD player. There is a Wi-Fi router providing broadband access throughout the house.

The room is heated by an electric storage heater and for cooler evenings there is an electric fire in the tiled Victorian fireplace.  Lighting is a ceiling pendant and wall light either side of the fire place

Dining Room and Kitchen (5.4 x 2.9m)

The living room leads into the carpeted dining area which has a large single glazed sash window looking out onto the back garden.  There is an extendable dining table with 4 chairs.  The room enjoys a small wood burning stove in the brick fireplace. Either side of the fireplace are a cupboard and shelves containing a wide selection of fiction for both children and adults, guidebooks and maps. In one cupboard there are also a selection of games and DVDs. The other has a child’s booster seat and cushions for outdoor seating. Heating is provided by an electric storage heater.

The kitchen area leads off the dining area and has a wood laminate floor.  The kitchen is equipped with a washer/dryer, electric oven/grill, fridge with icebox, electric hob and microwave.

The back door is 755mm wide and leads to the back garden which has a charcoal BBQ and outside table and chairs for four people.  There is a narrow area on the same level as the back door with a small bench and then two steps up to a grassed area with table and chairs.

Stairs

The staircase is 650mm wide and is carpeted.  There is a curve to the bottom and top three stairs.  A child safety gate is secured to the stairs.

Front Bedroom (3.6 x 2.9m)

The standard double bed is wooden with a medium firm mattress. The duvet and four pillows are synthetic with a 100% cotton white duvet set and throw. There are two decorative cushions on the bed. There are two bedside tables with drawers and a single wardrobe. A chest of drawers with mirror provides further storage. A hair dryer is provided.

Lighting is via a pendant ceiling light with two bedside lamps. The floor covering is a fully fitted carpet.

Back Bedroom (3.7 x 3.5m)

There are two white pine 2ft 6in single beds that can be pushed together if required.  This room has a fitted wardrobe and small chest of drawers.  There is a bedside cabinet between the beds that can be moved.  Lighting is from a pendant ceiling light with two bedside lamps. The floor covering is a fully fitted carpet. The room has a long mirror attached to the wall.

Bathroom and WC (2.7 x 1.9m)

Room comprises a white suite with bath and standard height sink and WC.  There is a separate shower cubicle fitted.  There are small cupboards, a large mirror, electrically heated towel radiator and ceiling lighting. The flooring is non-slip vinyl.

There is a large single glazed window with a venetian blind.

Grounds and Gardens

There is a lawn to the front of the property with a bistro seating set.  There is also a small back garden with small grassed area with a table with chairs for four and a small flower border. There is a charcoal BBQ.
