Rosemount Access Statement

Introduction
This is an Arts and Crafts style bungalow, the original part of which was a First World War army hut in Swanage. Since then two extensions have been built at different times.

Pre – Arrival

All guests are provided with directions to Rosemount.
The nearest mainline station is at Wareham, approx 5 miles away, and there is a bus service between Wareham, Corfe Castle and Swanage.

Arrival and car parking facilities
Rosemount is at the eastern end of Corfe Castle down a quiet unadopted road.
It is possible to stop at the front of the house to unload luggage.
There are two off road parking spaces at the right hand side of the property.
There is a path along the front of the house from the parking area to the front door where there is a single step.

Main Entrance and hallway
The front entrance has one step up from the path or one down and one up from the roadway.
The front door is 76cm wide. The hinge is on the left.
The light switch is on the wall to the right of the front door.
There is an inner door 76cm wide.

Reception Hall
Light switches are to the right of the door.
This is a large room.
To the left is the kitchen.
Straight ahead is a corridor leading to the second bedroom on the left and the back door (62cm) straight ahead.
To the right are doors to the shower room, a cupboard containing the boiler and to the main bedroom.
There is a circular woodburner in this room, which, unfortunately cannot be used for health and safety reasons.
If you continue to the right up a very small step you will come to the main:

Sitting Room
Light switch to left of the door (70cm).
There are a three seater and a two seater sofa and also a sofa bed.
Blankets and non-feather pillows are in the blanket chest in this room.
There is a television and DVD Player.
There are patio doors leading to a terrace and steps down to the garden.

Bedroom One
Light switch to right of door (66cm)
En suite bathroom containing bath, toilet and sink.
There is clothes closet with light in the bathroom. The light switches for both lights are outside the bathroom on the right hand wall.
No feather pillows- goose duvet.

Bedroom Two
Light switch to right of door (72cm).
Twin beds with non-feather pillows and duvets.

Shower Room
Pull switch for light/fan to left of door.
Shower cubicle, toilet and sink.

Kitchen/Dining Room
Light switches to left of door (72cm).
Cooking area to right with gas cooker. Fridge, Freezer (under counter), dish washer and cupboards under the wood work surface with stained glass splash back and more cupboards above. Microwave, kettle and toaster.
Dinning area to right with long pitch pine table and pine dresser.

Through the sliding glass doors are the washing machine, tumble drier, ironing board, iron and airer. There is also plenty of room for boots, buckets and spades etc.

Bedrooms are carpeted but the reception areas have washable wood floors.
The premises are non-smoking and no pets are allowed.
Smoke detectors are fitted.

Garden
Level access from car park, steps from back door and patio doors.
Lawn, flowerbeds and seating area at bottom of garden as well as on terrace

Smoke alarms and carbon monoxide detectors are present.
