Access Statement for St Andrew’s Church Cottage:

Introduction

St Andrew’s Church Cottage is a detached family home in Preston, Weymouth.   It is located directly off Preston Road in Weymouth. It is located 50 yards from the 14th century church from which the cottage takes its name.  It is a non-smoking cottage and suitable for well-behaved dogs due to the proximity of open countryside and numerous foot paths. We have tried to provide all the information you require in this statement but if you have any further questions please contact us. We look forward to welcoming you to St Andrew’s.

Pre-Arrival

Bookings / enquiries can be made via Dorset Holiday Cottages. The nearest bus stop is on Preston Road less than 30 yards away.  The nearest train station is in Weymouth around 3.5 miles away; there are taxis available at the station. The nearest shop is located on Preston Road around 200 yards away and supermarkets are in Weymouth 3.5 miles away. All the main supermarkets will deliver to the cottage if you wish to arrange.

Arrival & Car Parking Facilities

The property is located directly off Preston Road. There is parking for one car directly to the side of the property through the gate to the side garden area.  There is plenty of unrestricted parking on Church Road.

Access & Main Entrance

The front door is accessed directly off the pavement with no steps. The front door is 82cm wide and 197cm high & hinged on the left. It opens into the hall. The light switch for the hall is behind the front door on the wall to the right side.

The stairs are slightly off set in front of you that lead to the first floor.  The hall services all the downstairs rooms.  On the left from the front door is the shower room/WC and the lounge.  To your right is the dining room which leads in to the kitchen.

The Hall (98 cm x 1.8m)

Smoke alarm. The stairs are directly in front of you that lead to the first floor.  The flooring is fully fitted wooden laminate.

Shower Room & WC (1.1m x 1.7m)

The door leading to the Shower room/WC measures 66cm wide and 190cm high.

There is a small step up in to the shower room.

The room contains a standard height toilet and wash basin on the wall. Shower cubicle (door measures 65cm wide x 180cm high).  Mirror above the sink.  Heating is via a wall mounted radiator. Lighting is via a ceiling light.  Flooring is non-slip vinyl.

 

 

The Lounge (4.2m x 3.8m)

The door leading to the lounge measures 72cm wide and 190cm high.

There is a large single glazed window in one wall that overlooks the road. There are full length curtains with tie backs. There are two, 2-seater sofas and 2 armchairs in the lounge.  Lighting is from a ceiling pendant, wall mounted lights and a table lamp.  The flooring is fully fitted wooden laminate. Heating is provided by a radiator on the wall connected to the gas central heating.  Additional heating via a gas fire mounted in the fireplace.

A television with satellite freeview is provided with remote control and a DVD player.

There is Wi-Fi.

A C02 detector is in this room.

The Dining Room (3.7m x 4.2m)

The door leading to the dining room measures 86cm wide and 180cm high.

There is one single glazed window. There are full length curtains with tie backs.  Solid wooden dining table and chairs for 6 people.  A television with satellite Freeview is provided with remote control.  There are shelves with lots of books and games.  There is writing desk and chair.  Heating is provided by wall mounted radiators and additional heating via the log burner.  The flooring is fully fitted wooden laminate.

Kitchen (1.9m x 5.6m)

The door leading to the kitchen measures 81cm wide and 190cm high.

The is one single glazed window with roller blind.  Floor and wall wooden fronted cupboards and drawers with cutlery, glasses, saucepans, cooking trays and crockery for 6 guests.

Appliances are a washing machine, dishwasher, electric double oven and hob, fridge with ice box, kettle, toaster, slow cooker, coffee machine and microwave. There is a gas fired Rayburn.  There is a breakfast bar for 2 people.  Stair gate on the door leading to dining room.

The boiler is in the kitchen.

A C02 detector is in this room.

The flooring is tiles.

Part glazed back door which measures 82cm wide by 190cm high leads to rear outside area.

 

 

Stairs and First Floor Landing

There are 12 steps with a hand rail leading up to the first-floor landing.  Smoke alarm.

The landing leads to all the first-floor roomsThere is single glazed window with views of the rear of the property.

Lighting is from a ceiling pendent.  Heating is from a wall mounted radiator.

Bedroom 1 (4m x 2.5m)

The door leading to the bedroom measures 74cm wide and 190cm high.

The double sized bed has a wooden frame with a fully sprung mattress and drawers’ underneath.   The duvet and 4 pillows are synthetic. There are 2 three drawer bedside tables and a wardrobe with 2 drawers underneath and a four-drawer chest of drawers.

Lighting is via a pendant ceiling light with two bedside lamps. Heating is provided by a radiator on the wall.

Bedroom 2 (2.3m x 3.3m)

The door leading to the bedroom measures 66cm wide and 190cm high.

The double sized bottom bed with an over bunk is a wooden frame with fully sprung mattresses. The duvets and pillows are synthetic.  There is one three drawer bedside tables and a wardrobe with 2 drawer underneath and a four-drawer chest of drawers

Lighting is via a pendant ceiling light. Heating is provided by a radiator on the wall.

Bedroom 3 (3.2m x 4.3m)

The door leading to the bedroom measures 66cm wide and 190cm high.

The double sized bed is a divan with a fully sprung mattress. The duvet and 4 pillows are synthetic.   There is 2 three drawer bedside tables and 2 wardrobes with 2 drawer underneath and 2 four-drawer chests of drawers.

Lighting is via a pendant ceiling light with two bedside lamps and a lamp over the bed.   Heating is provided by radiators on the wall.

Two single glazed windows overlooking the front and rear of the property.  There are full length curtains with tie backs.

 

Bathroom & WC (1.6m x 2.6m)

The door leading to the bathroom measures 74cm wide and 190cm high.

The hot water tank and immersion heater are fitted within the cupboard by the door way.

Room comprises full sized bath with hand held shower attachment, standard height toilet, wash basin, large mirror, ceiling lighting. The flooring is fully fitted carpet.

Grounds and Gardens

There is a garden to the side of the property which has 3 steps in leading to the undercover section. The rubbish and recycling bins are located here. The outside area is gravel with some paving.  The rear gates are secure.  In this area there potted plants and a picnic table and BBQ.
