Access Statement For : ‘THE MERLIN’ BAGBER DORSET DT10 2HY

Introduction & General Information:
The Merlin was previously a barn that was converted into three holiday cottages in 2005 approximately.
It is on a quiet country lane overlooking fields and farmland. It is a non-smoking cottage with one well behaved dog welcome.
We have tried to provide the information you require but if you need to know anything else please contact us or the local manager.

Pre Arrival:
Bookings/enquiries can be made via Dorset Holiday Cottages. The nearest bus stop (service 317) is in Chapple road Bagber.
The nearest railway is at Gillingham 13 miles away approximately.
There are main Banking facilities and a Pharmacy and general shops in Sturminster Newton approximately 4 miles away and at Stallbridge there is the local supermarket Dike and son (from 1851 !) where you can phone your orders through on 01963 362204.

Arrival & Parking:
The property is directly on a pleasant quiet country lane with passing spaces.
There are no street lights but the front door has an illuminated lantern light and the post and rail fence at the front is sign posted ‘The Merlin’.

The owners have replaced the solar lights along the front entrance path, so that it is lit in the dark.
There is marked parking for two cars in the large gravelled yard to the right of the property- this is secured by a wooden gate. This leads to a small wooden hand gate at the front that opens to a slightly uneven stone path, leading to the illuminated front door.

There is also another small hand gate to the far left of the car park, which leads to the rear entrance through the garden, but this is not lit at night.

To the left of the illuminated front door is the metal key safe boxes – (you will be provided with the code for this) – put the code in and push the latch at the side to open. Push up to shut.
When leaving replace the keys in the box and ensure that the key safe is shut properly as the keys are a tight fit.

Property Threshold:
The front door threshold is 7cm approximately above the entrance area with the doorway being 78cm wide and 196cm high and right hinged opening into the hallway, with the lights for the front door light and inner hallway on the left.
The kitchen is straight in front of the front door, it has a large window (and part glazed rear door) with lovely views over the fields, Flooring is thick cushion floor.
Washing machine, dishwasher, electric oven&hob, microwave, toaster and coffee maker with permanent filter, as well as a small radio/CD player.

Crockery, glasses and cutlery for six guests as well as a selection of plastic plates/cups. There are also a selection of pans, serving vessels and knives and openers etc.

The down stairs toilet and lounge to the left side of the front door.

DOWN STAIRS TOILET: PLEASE NOTE
In the downstairs toilet there is the ELECTRIC BOX – in case of an electric failure- the key for this box is the SMALL KEY on the main house keys.

There is a small torch attached to the cupboard for your use in an emergency.
There is also a larger torch upstairs in the main bedroom drawers.
Please can you ensure that you replace these when used. Thank you.

The large lounge is to the left hand side of the front door- it is carpeted and has three large sofas and a chair as well as two side tables. There is also a large and small set of lamps with a large side board having both books and local information.
There is a wood burner with fire guard and fire utensils.
Please use the door iron to undo the fire door, as it gets very hot when the fire is in use.
The stairs are to the right. There is an under stairs cupboard (with ironing board and iron and cleaning equipment and pegs etc in it.

Steps: There are no steps up to the front door or from the rear door which opens directly onto the large paved patio. The main stairs to the upper floor are to the right of the front door.
Hallway: There are large entrance mats both inside and outside the front door, with coat pegs for several coats and underneath two mats for any shoes /boots.

Entrance Doors: The front door is 7cm up from the entrance and 78cm wide by 196cm high.
The rear door which leads to the large paved full width patio is 78cm wide and 196 high with a 7cm threshold. This has an outside light operated from inside the kitchen door- to the left side.

Ground Floor:
Steps: There is a two stage set of steps up from the hallway to the upper floor, the first part is 4 steps to a landing 32cm square and then up a further 8 steps to the upper hallway.

Door Dimensions: Kitchen door 78cm wide x 196 high. Downstairs toilet door 78 wide 196cm high. Lounge door 78cm wide x 196 cm high. Rear door 78cm wide x 196 high.

Room Dimensions: Kitchen 5.7mx3m approx. Lounge 5mx5.3m approx.

First Floor:
Steps: After the two stage staircase (as above) there are no more stairs upstairs.

Door Dimension: first twin bedroom door 72cm wide x 196cm high, second twin bedroom 72cm x 196cm. Master bedroom 72cm x 196cm. Both bathrooms are 72cm wide x 196 high cm.

The following rooms all have with lovely views over the fields and have central heating radiators and are carpeted.

Room Dimension: Master bedroom 4.5m x 3m with an en-suit shower room, 3.5m x 3m with chair.
It has a double bed with a duvet and four pillows, a side chair, velux window with blackout blinds (if needed) and a large wardrobe, two side tables with bedside lights, dressing table and mirror and hair dryer.
First twin bedroom 3.5m x 3m, has a velux window, a wardrobe, chest of drawers and two side tables with lights.
Second twin bedroom 4.5 x 2.5m has a velux window, a wardrobe, chest of drawers and two side tables with lights.
The main Bathroom 3.5m x 3m is half way down the upstairs hallway, and has a bath, toilet, basin and velux window
All measurements are approximate.

Garden:
A large full width patio. Wooden table and (six) chairs with barbeque.

The lawned garden has a small wooden shed covered with pretty climbers and is fenced with post and rail fencing and lower wire netting, and overlooks a wonderful sweeping vista of open fields and farmland.
The front garden has a pretty selection of small shrubs and herbs.

Additional Information:
There is a fire extinguisher and a fire blanket in the kitchen.
Mobile phone reception is mixed dependent upon network.
The cottage is currently a Wi-Fi hotspot.

There are several lovely walks (and pubs) into both Sturminster Newton and Hinton St Mary (information is provided in the brochure) please note that they can get very muddy if there is a lot of rain, so walking boots/wellies are recommended for you to enjoy them fully.

There is an information folder in the cottage.
