Access Statement for Woody Hollow:

 

Introduction:

Located in a prime spot at the entrance to Durlston Country Park, this secluded holiday home in Swanage, is the ideal choice for families looking to holiday in Dorset. This spacious bungalow has been decorated in creamy hues throughout and offers all modern conveniences with comfortable furnishing.

Pre – Arrival:

Bookings/enquiries can be made via Dorset Cottage Holidays.  The nearest bus stop is less than a mile way at Pier Head.  The nearest train station is in Wareham 10.8 miles away.  The nearest shops and supermarket are in Swanage town centre.  All the main supermarkets will deliver to the cottage if you wish to arrange.

Arrival & Car Parking Facilities:

The property is located off Durlston Road.  There are no street lights but the parking area, steps and front door are illuminated by sensory external lights.  There is parking for 2 cars.

Access and Main Entrance:

The gate (measuring 91cm wide) off the parking area leads to the upper section of the front garden.  On the right are 7 stone steps leading down to the lower section of the garden, there is a safety rail and one step up to the front door.  Straight ahead the garden is laid to grass and tapers down around the property towards 4 steps leading to the rear gate (measuring 110cm wide).  Through the rear gate is the medium sized rear court yard of gravel and flag stones and the rear entrance to the property via the utility room.  The rear door measures 74cm wide and 197cm high.

The front door measures 82 cm wide and 210cm high and hinged on the right.  It opens into the porch.  The light switch for the porch is on the wall just inside the lounge on the right.

The Lounge – (5.1m x 5.4m)

The lounge leads off the porch.  The doorway has double doors, measures 110cm wide and 203cm high.  The doorway has full length curtains.  There is 1 large south facing double glazed bay window overlooking the front garden and a small double glazed north facing window looking over the side garden.  The south facing window has full length curtains and small window has a blind.  There is a large 3 seater sofa and 2 armchairs.  There is also a rocking chair in the corner.  There is a oak coffee table and a oak dresser unit.  The floor covering is fully fitted loop carpet.  Heating is provided by wall mounted radiators control by thermostatic controlled nest remote.  The log burner in this room is decoration only and is not to be used.

Lighting is wall mounted and two lamps, one on a side table and one on the pine dresser.

A television with freeview is provided with remote control, DVD player and CD player.  There is Wi-Fi.

The hallway is off the lounge with a doorway measuring 75cm wide and 198cm high.

 

 

 

The Hall – (1.1m x 6.3m)

The hallway is a slight L shape and services bedroom 1, bedroom 2, the main bathroom and the kitchen. The floor covering is fully fitted loop carpet.

The kitchen end of the hall has small shelve unit for towels and linen.

Bedroom 1 (3m x 4.3m) – Twin room

The doorway for bedroom 1 is 73cm wide and 197cm high.  There is one large north facing double glazed bay window with views of the courtyard garden.  The window has full length curtains.  The twin beds are pine frames with a fully sprung mattress.  The duvets and 4 pillows are synthetic.  There is one bedside table with 3 drawers, a wardrobe and a 4 drawer chest of drawers.  There a ¾ length mirror on the wall.

Lighting is via a ceiling light and one bedside lamp.  The floor covering is fully fitted loop carpet.

Bedroom 2 (2.7m x 4.3m) – Double Room

The doorway for bedroom 2 is 73cm wide and 197cm high.  As with bedroom 1, there is one large north facing double glazed bay window with views of the courtyard garden.  The window  has full length curtains.  The double bed is a divan with a fully sprung mattress.  The duvet and 4 pillows are synthetic.  There is one bedside table with 3 drawers, a wardrobe and a 4 drawer chest of drawers.  There a ¾ length mirror on the wall.

Lighting is via a ceiling light and one bedside lamp.  The floor covering is fully fitted loop carpet.

Bathroom (2.1m x 2.3m)

The doorway for the bathroom is 66cm wide and 1.98cm high.  Room comprises of full size bath,  standard height toilet, wash basin, large lit mirror, wall mounted bathroom cabinets, heated towel radiator, ceiling lighting and a shower cubical which doorway measures 73cm x 86cm.

Kitchen (3m x 3m)

The doorway into the kitchen is 74cm wide and 198cm high.  There are 2 double glazed windows with wood effect venetian blinds.  Floor covering is ceramic tiling.

Fully fitted kitchen with floor and wall mounted cupboards, dishwasher, electric double oven, electric hob and round pine table to seat 4.  Leading off the kitchen, towards the rear door,  is the utility room.  The door way in to the utility room is 73cm wide and 198cm high.

Utility Room (2.1m x 2.4m)

One double glazed window overlooking the rear courtyard with a wood effect venetian blind.  Washing machine, tumble dryer and fridge/freezer.  There is tall cupboard behind the door which houses the hoover and the steam cleaner. The rear door leading into the rear courtyard is 74cm wide and 197cm high.  Also off the utility room is a small WC.

 

WC (82cm x 1.6m)

The room comprises of a standard height toilet, wash basin and mirror.

 

Gardens

The front garden is one two levels,  in the lower level there is a small dining table for 4 and flower pots around the property.  The footpath is a mixture of gravel and flag stones.

In the upper section,  there is an east facing bench.  There are flowers beds and large shrubs.  The footpath is mixture of grass, gravel, flag stones and stone steps down to the lower section.

The rear courtyard is mixture of gravel and flag stones.  There is a stone bench at the far end.

 

Additional Information:

Log burner in the lounge is for decoration only and is not to be used.  Mobile phone signal is very poor.

Wi-Fi is available.
